Currently a buyers market with lots of inventory to choose from. Big Sky is only 30% built out and has become a mecca for real estate investors and second home owners offering second home buyer recreational possibilities that are difficult to find in the world today. Big Sky Resort and Moonlight Basin opened another 223 acres with the Dakota bowl making Big Sky the largest ski mountain in the United States. 2nd to Whistler. Moonlight Basin has announced their plans for new ski lifts and terrain in the near future and a new golf course designed by Jack Nicklaus has finished 9 holes this summer and expects the other nine to be done by the end of next summer.
The average listing prices are $606,058 for condos, $2 million for homes and almost $1 million for vacant land. Currently on the market are 301 condos, 95 homes and 246 lot.
New construction this year include Cottonwood Crossing, some Deer Run, Elevation 6000, Fairways, Moose Ridge, Spanish Peaks Club, Tamarack Court, a few Pines condos, 4 new buildings with a main lodge in the Beaverhead Condominiums. Black Eagle Lodges, Cascade Ridge, Cowboy Condos, Elkhorn creek, Moosewood, and the Pinnacle,
Condos from $100,000 to $400,000
The new Firelight condos, Glaciers, Yellowstone condos, Pine Ridge, Madison Court and Aspen Courts are located in the meadow down the mountain. A few Hidden Village condos are available in this price range.
Hill Condos, Cedar Creek, Stillwater and Mountain Inn Ski Studios are all located conveniently in the Mountain Village.
The Hills, Cedar Creek and Stillwater condominiums have seen a significant increase in property values simply because they are the only ones available on the mountain in this price range.
The Firelight condos are selling for $299,000 to $380,000 (2 Br/ 2 baths)
Glacier condos are selling from $295,000 to $429,000 (loft to 3 Br)
Hidden Village condos start at $329,000. Older units but have great open space per SF of living space. A rarity in anything newly constructed.
Madison Court condos range from $339,000 to $385,000 (2- 3 Br)
A Pine Ridge condo is listed for $360,000 (2/1.5)
A Sky Meadow condo is listed for $315,000 (2/2)
Yellowstone condo prices range from $259,000 to $350,000 (1-2 Br/2-2.75 baths)
Aspen Court condos are listed for $375,000 - $389,000 (3 Br)
On the mountain:
The Cedar Creek condos are listed for $265,000 to $329,000 (2 Br/ 2 bath)
The Hill condos are selling for $170,000 to $299,000 (studios to double lofts)
The Mountain Inn Ski Studios are new on the market located in the Mountain Inn. This “condo/hotel” range from $182,750 to $263,000. No kitchens but does have a Guaranteed Rental Program for the next 3 years.
Stillwater condos are my favorite for investment purposes. These units consistently rent out great through Big Sky Resort. Listing prices start at $287,000 and go to $425,000. A one bedroom, one bath unit recently sold through our office for $350,000.
Condos from $400,000 to $650,000.
New developments include Cottonwood Crossing, Tamarack Court, Deer Run and the Pines.

Deer Run Condos are listed for $445,000 to $559,000 (2/2)

On the mountain you have the Shoshone, Skycrest and a few Summit condos available.
Shoshone condos range from $369,000 to $699,000 (1 Br/2 baths)
Skycrest are across the mountain and have great views of Lone Peak, price range from $475,000 to $625,000 (2 br)
Summit condos are listed from $485,000 to $495,000 for the 1 Bedroom 2 bath units only.
Condos from $650,000 to $750,000
In the Meadow, Blue Grouse, Spanish Peaks Club, and the Pines are available.
On the Mountain, some Alpenglow unit and the Big Horn condos.

Newly constructed Spanish Peaks Club are listed for $649,000 to $739,000 (2-3 Br)
Newly constructed Pines condos are listed $669,000 to $749,000 (3-4 Br)
Alpenglow are located across Lone Peak and have fabulous views. The older units built in 2000 or so are listed at $725,000 to $799,000 (3 Br).

Crail Creek condos are selling from $750,000 to $850,000.
Elevation 6000 are new on the market and start at $799,000 to $829,000.
Fairways are also new this year with prices starting at $895,000 (3/3.5)
Mooseridge is another new subdivision starting at $859,900
On the Mountain:
Alpenglows new construction start at $850,000
Arrowhead is listed for $825,000 to $875,000 (3/3) Highly motivated sellers!
The older Beaverhead condos start at $895,000 (3 Br). Plans for 4 new buildings and a lodge.
Cowboy condos are also new and start at $795,000 to $939,000 (2/2)
One Lone Moose Meadows condo is listed for $825,000 (2/2.5)
Saddleridge condos are listed for $875,000 to over a million. Exceptional views and ski access.
Summit Hotel in this price range is $734,000 to 895,000 for the 2 br/ 3 Bath units

San Marino is listed at $1.195 (3/4 with exceptional riverfront). This is the only canyon condo available.
New construction on the 4 new buildings of the the Beaverhead units start at $1.175 mil
Black Eagle Lodge start at $1.549 mil to $1.8 mil
Cascade Ridge located across the mountain with absolutely fabulous views start at $1.795 mil.
Elkhorn Creek condos start at $950,000 to $1.475 mil. New construction.

Powder Ridge are stand alone condos that start at $1.250 mil to $1.6 mil

HOMES
Homes starting from $100,000 to $450,000 are almost non existent. Occasionally, one comes on the market, but it usually doesn’t last long. The last one listed for $450,000 was lowered to $439,000 and received a contract on it in 86 days (3 months).
$450,000 to $1 million homes
Meadow Village, Westfork, Southfork and some Gallatin Canyon homes are available in this price range. More and more have been coming on the market as market trends stabilize.
Meadow Village homes start at $530,000 to $965,000
Southfork homes start at $689,000 to $805,000
Westfork homes start at $465,000 to $639,000
On Gallatin Road there are a couple houses for $350,000. Parkview West homes range from $596,000 to $795,000.
Homes over $1 million
In the Canyon homes range from $995,000 to $6.3 million.
In the Meadow homes range from $1.199 mil to $3.19 mil
Up the Mountain homes range from $1.150 mil to $5.499 mil
